Location: St. Marcel sur Aude
Department: Aude
Region: Languedoc - Roussillon

Description:
Built by a wealthy wine grower, a vigneron, and more recently totally updated by the current owner, this property combines the most lovely, period appropriate facade and original features with every modern comfort. The current owner has chosen only top quality materials, for example, the drawing room and adjacent rooms are all floored in hand cut natural stone, designed by a master craftsman to follow the flow of the rooms, simply beautiful. So too is the garden room which blends seamlessly with one of the terraces at ground floor level, a more rustic feel, with walls of exposed stone and a range of made to measure french windows welcoming the outside inside. Our main photo shows the turreted front facade, a wonderful, imposing entrance with generous steps sweeping up to the original front door from the drive, and with a dramatic shade tree standing sentinel to one side of the wrought iron double gates. We came into the property via the garden room where the owner's taste is immediately apparent , everything right down to the taps, are chosen with an experts eye and with only top quality materials in mind. The garden room is, at the moment, used as a country kitchen, a very relaxed room, natural materials everywhere, exposed stone walls and flooded with light. From this room a short flight of stone steps lead up to the formal dining room. The dining room again is flooded with light and looks out on the interior courtyard. We would note that if an immediately adjacent kitchen were required there is plenty of space to fit one in the area between the dining room and the garden room. The interior courtyard has steps curving up to a currently undeveloped area that was scheduled to become an indoor swimming pool and spa area. Quite amazing, this space sits directly above the super sized garage with room for a quite substantial car collection if that was your fancy. Although originally designed as indoor/outdoor space with pool etcetera, this space could also be converted into an independent apartment, gite or a wonderfully flexible indoor family/recreation space for games, movies, what have you. The choice is endless and is up to the next owner to design! From the dining room, a broad corridor leads onto a relaxing space, perfect for sitting with a book, listening to music, and then to the drawing room. Stunning, light and airy and seriously generous with space. The drawing room has large windows across the front and to one end is a return, a linked but defined space where we immediately thought of a grand piano or a card table. It's just that sort of property - made for relaxing, for entertaining, tucked into a little village in the midst of the Corbières, one of France's well known wine producing areas. Another large room on this floor is currently used as an office with lovely views across the landscaped park. The delightful staircase too was hand crafted with care, wrought iron banisters and gentle tread height leading you up the the first floor. All 3 bedrooms are generous in the extreme and all have large windows that, even on a grey day, make the rooms glow. All of the bathrooms contain only quality fittings. This is a property where perfection clearly takes priority over cost. There are wrap around terraces at this level, charming and with views over the little village to the mountains behind. Everything has been planned to make living here a delight. Outside, the park begins as a formal garden area, curving geometric shapes in the best tradition of French formal gardens, then softens into a more relaxed gardening style leading to the grassed area at the land's furthest boundaries. There is a small outbuilding that was used for horses. The property and gardens are not overlooked, it is a haven of privacy yet in a village setting. This is, essentially, a small scale village chateau, perfect for anyone who wants the convenience of village life yet with the charm and elegance of a bygone era. We would note that it would be quite easy to add a swimming pool / spa to the property, thus adding additional value. We are informed that the land beyond the property is not constructible so the boundaries are protected. What impressed us most was the quality of the materials used and how sympathetic all changes are to the sheer beauty of the building. We would also flag up that some of the furniture, choice pieces chosen with loving care to fit the age and style of the building, can be purchased by separate treaty. Built in the time when to be a wine grower in the Corbières was almost akin to being minor royalty, this property reflects its aristocratic past and we would like to mention how lucky the property was to be updated by an expert with an eye for beauty. Lovely village with schools, shops and restaurants within walking distance up the road. The property is across the avenue from what will soon become a lovely public park. Close to Narbonne and the Mediterranean, with airports nearby at Carcassonne and Montpellier as well as Toulouse. Super property, elegant and charming, yet warm and welcoming at the same time. A brilliant marriage between old and new lifestyle choices. A must see!
